 We are fully accredited by Property Ombudsman. Our fees are fully transparent, competitive and line with industry standards. 

Before you move in

Once you have viewed a property and wish to proceed with it, the following payments will become payable. This allows us to take the property off the market and carry out all of the relevant application checks.

A holding deposit of approximately 1 weeks rent to be paid on application. This fee is non-refundable if following applies:

  • The tenant withdraws
  • A tenant doesn’t take all reasonable steps to enter the tenancy
  • The tenant fails a right to rent check
  • The tenant provides misleading information which materially affects their suitability to rent the property

At Move in

The following will be required upon moving into a property:

Balance of rent (minus the holding deposit) to be paid at least 24 hours before sign up.

A security bond equivalent to 5 weeks rent to be paid at least 24 hours before sign up.

All deposits held by ourselves are registered with the Deposit Protection Scheme.

Other Fees and Charges

£50 – For changes to current Tenancy Agreement as requested by Tenant(s). Renewals of tenancy agreement will not be charged to the tenant(s). 

3% plus BoE base interest rate – Possible Late payment charge for ongoing rent arrears as per the tenancy agreement.

Lost Keys Charges as per tenancy agreement.

An additional monthly rental charge for pets, if accepted and if applicable

You will need to complete a pre viewing application form to apply to view a property

If you are under the age of 25 or receiving benefits you will require a homeowner guarantor. Unfortunately, working guarantors cannot be considered. You may also require a guarantor if the landlord requests one, your monthly salary varies, or you have a poor credit history. If you are unsure you can speak to our Lettings team, who will be able to advise upon receiveing your pre viewing form.

Nearly all of our properties are for a 6-month tenancy which will then go to a rolling monthly contract after that. Some of our landlords may opt for longer tenancies, and the advertising will display this.

Each property requires a deposit equivalent to 5 weeks rent. Our deposits are lodged in the Deposit Protection Scheme and you will be provided with paperwork.

You will need to complete one of our application forms and return it to us with all your supporting documents either in person at one of our branches or via email. This will then be processed and submitted to the landlord. We will call you once we have updates or need further information.

The landlord may decline you on the basis of a poor or false reference.

A holding deposit equivalent to one week’s rent will be required on receipt of a complete application for a property. This holding deposit will be allocated to the first month’s rent once an application has been accepted and a move-in date agreed. If the application is rejected by the landlord the deposit will be returned unless the tenant changes the application in any way, fails to sign a lease in the agreed timescale, provides false information leading to the rejection of the application or fails a Right to rent test. Unfortunately, not. We are unable to accept applications from those who have not viewed a property as we are bound by the Distance Selling regulations. You can send a family member or friend to view on your behalf.

You will need to pay your holding deposit and then complete your referencing process.

On our application forms, we ask you to declare any issues with your credit history such as CCJs. If your credit check provides something unexpected and this has not been declared to us, your holding deposit is not refundable should the landlord no longer wish to proceed with the application. You can use a free credit check report so you have a better knowledge of your credit history. Your landlord may still wish to proceed with the application but it is at their discretion. They may ask you to provide a guarantor for added security.
